Jake's Dilemma Closing: What's Next on Amsterdam Avenue, Upper West Side?

In the mid-1990s, Michael Staff would put an A-frame sign out in front of Jake's Dilemma every day listing the specials. He also had to chase off a man who sold drugs on that stretch of sidewalk. "It was like the wild west up here," Staff told Gothamist this fall. About ten years in, the bar became "more and more family-oriented." Dads came in to watch college football with infants strapped to their chests in Baby Bjorns. Lately, he said, younger patrons have been coming in.

That run ends in two weeks. Jake's Dilemma, at 430 Amsterdam Avenue between West 80th and 81st Streets, announced on September 8 that it had lost its lease after 32 years. It will close on October 18. Staff, the managing partner, said the bar had occupied a property long owned by its owner. When that property sold, Jake's got 60 days to move out.

The closing reads like the start of something. On this strip it's closer to the end. Between Sushi Nonaka's closing in spring 2025 and this month, roughly ten storefronts between 410 and 551 Amsterdam have changed hands, closed, or reopened as something new. The bars have mostly stayed bars. What the strip has picked up is a morning.

A Lease Ending at the Tail of a Long Turnover

Staff's own timeline tracks the neighborhood's. The bar he joined in the mid-1990s was a rough room on a rough block. By the 2000s it had become a place where parents brought babies to watch games. When it closes, it will have a pool table, a tin ceiling, $13.99 nachos grande, and an Instagram goodbye post with more than 1,000 comments. Jake's billed itself as "an old school pub vibe mixed with a downtown bar atmosphere." It was known for late nights, sports, and a dance floor.

According to Gothamist, the space is now being marketed as "ideal for upscale sit-down dining or premium healthy concepts." No tenant has been named.

The ownership isn't leaving the block. Jake's shares owners with The Gin Mill at 442 Amsterdam, and the farewell post put it plainly: "while Jake's is closing, the party isn't. You'll still find us right next door at The Gin Mill."

The Strip, Address by Address

Walking north from West 80th Street, here is what has changed since early 2025, in address order:

  1. 410 Amsterdam. Sushi Nonaka had closed by April 2025. Saperavi, a Georgian restaurant and wine bar, opened in the space on December 14, 2025.
  2. 420 Amsterdam. Black Lab Cafe closed on February 17, 2025, with its owners citing continuing losses. Willet's Corner opened there on November 4, 2025. It started with dinner and planned to add weekend brunch.
  3. 424 Amsterdam. 7th Street Burger closed temporarily over a gas problem in the building. A company manager said on September 28 that the problem was fixed and the restaurant was waiting on final approval to reopen. West Side Rag's September 30 roundup still listed it as temporarily closed.
  4. 430 Amsterdam. Jake's Dilemma, closing October 18.
  5. 434 Amsterdam. The Malaysian restaurant Kancil closed in April 2025. Janie's Life-Changing Baked Goods opened its new bakery-café in the 2,400-square-foot space on July 10, 2026.
  6. 441 Amsterdam. St. James Gate, an Irish pub, closed in 2024. TALEA Beer Co. opened in its space on September 25, 2026.
  7. 455 Amsterdam. Variety Coffee soft-opened in September 2025. It ran 7 a.m. to 4 p.m. at first, then extended to 9 p.m. after September 15.
  8. 493 Amsterdam. La Pizza Italia had opened by July 2025. The storefront had been home to Caesars Palace Pizza until 2017.
  9. 495 Amsterdam. Honeybrains soft-opened on December 16, 2025, serving breakfast and café food from 8 a.m. to 9 p.m.
  10. 509 Amsterdam. Jacob's Pickles moved to 680 Columbus in October 2025. Velvet Cowboy, a Western bar from the same owners, opened in the old space on September 29, 2026.
  11. 551 Amsterdam. The Granola Bar closed on January 18, 2026. A company representative cited problems after a change in building management. The Friedmans ownership group has since bought the retail co-op at 541–555 Amsterdam and plans a Friedmans Restaurant at 551. As of mid-September, no opening date had been set.

The two oldest names in that list, Jake's and Jacob's Pickles, both left their addresses for reasons unrelated to the bar trade. One lost its building to a sale. The other moved a few blocks east and put a new bar in the room it left behind.

The New Tenants Open Before Lunch

Look at the opening hours of the newcomers. Variety Coffee unlocks at 7 a.m. and Honeybrains at 8. Janie's is the founder's first location with real seating. Janie Deegan has described it to I Love the Upper West Side as a place for affordable espresso, with a no-laptop rule and a kids' corner stocked with books and crayons. Willet's Corner opened with dinner and planned weekend brunch.

TALEA shows the change most clearly because of what it replaced. St. James Gate was an Irish pub. TALEA is a brewery that co-founders Tara Hankinson and LeAnn Darland started in 2019 by selling beer door to door. It now has five other NYC locations, and its bestseller is Al Dente, an Italian-style pilsner. Hankinson told West Side Rag that the Amsterdam location runs an all-day menu with "brunchy and lunch crowd favorites, entrees for evenings and kid friendly food." They designed the room to work for a date night and for a Sunday morning with kids.

The evening trade is still growing too. Saperavi is a wine bar. Velvet Cowboy is a cocktail lounge with a $5 food menu of Texas chili, Frito pie, and its own version of a McRib, and it takes Resy reservations starting October 1. So the strip keeps its nights and adds hours at the front of the day.

The Hours the Strip Was Already Keeping

Look closely at how Amsterdam has run at night and the change makes more sense. In April 2025, a West Side Rag reporter called the avenue lively between 8 p.m. and midnight. The same reporter noted that many venues closed around 1 a.m., while downtown bars typically stay open until 3 or 4. A November 2025 essay in the same paper compared today's bars and live music with the Upper West Side's old full-scale dance-club culture and concluded that the all-night party era had largely passed.

Jake's, with its dance floor and late hours, was one of the last places on the strip still built for the end of the night. The places opening around it are built for every other part of the day.

What the Rest of the Neighborhood Is Losing

Jake's isn't the only long-running Upper West Side business to close this year. Gothamist's report listed Good Enough to Eat, which closed after a 45-year run citing declining business and a lease dispute, and Cheesy Pizza, which closed after more than three decades. The same piece described a City Council bill sponsored by Council Member Maloney. It would create a registry of businesses that have operated for at least 20 years, backed by a "preservation fund" to help with rising costs and to encourage landlords to offer long-term leases. No size has been proposed for the fund. City Councilmember Gale Brewer, who represents much of the Upper West Side, said she likes the idea but expects the funding to be the hard part.

None of that will help 430 Amsterdam. Jake's lease ended because the building sold, not because of rent. The closest thing to continuity is next door at The Gin Mill.

Before October 18

Jake's farewell post asked regulars to "come have One Last Round with us before October 18." After that, the same owners keep pouring at 442 Amsterdam. TALEA is across the street at 441, Saperavi is two blocks down at 410, and Velvet Cowboy is at 509. On the other end of the day, Janie's has promised a "Fall Into Place Party" and a new menu sometime this fall. The storefront at 430 is still being marketed with no tenant named.
